Any needed repair that is causing damage to the premises such as plumbing leaks, roof leaks, and any sort of moisture must be reported to the Lessor immediately.

I have had tenants unplug the fridge and leave the doors shut, which basically causes the fridge to smell horrible as the moisture allows mold to grow.I would turn off the water inside the property, but tell the landlord you are doing this.

There is no dust, no moisture (so no mold), and no noise because it does not need a fan to move the heat.

Solid plank vinyl or good quality laminate (in non-moisture environments) is excellent and lasts far longer than carpet, and is able to be repaired.We find that most tenants appreciate the hypo-allergenic properties of a non-carpeted environment.Just a thought for the future...

Hi all, placing a 11 unit multifamily under contract tomorrow. in college town in Washington county, PA, has 11 units, laundry facility, parking spot for each unit. brick building with gently sloped roof. roof redone 4 years ago, electrical redone 2 years ago. was under very poorly rated PM in area, met the guy when seeing facility and seemed very eager to do the minimum.
