I put in $800 (a new fridge and stove for lower unit) after closing.

We have a full bathroom down there and a sink/bar area with a mini-fridge.

I am also 2 deep on fridges stoves and dishwashers. 

If it's a turnkey property that already has the brushed aluminum oven, fancy new fridge, etc etc, then it's more likely that the rate buydown will be among the more solid possibilities. 

Hi there,I just had a tenant move in this weekend and he wants to break his lease because he can hear the neighbor’s TV in his bedroom and because he felt the fridge wasn’t adequately clean when he moved in (it was fine).

The reason why I wipe the back of the fridge is because it is often overlooked by tenants.

She was quiet and ignored my reminder on rent/ deposit until I served the 2nd 3 day notice on Sunday.She was fuming and claimed the notice was illegal and demanded a discounted rent because the condition is so bad (not clean upon move in, leakage from fridge, kitchen faucet leakage that he had to fix herself blah blah).

The old stuff looks clean and not dreadful, and is in neutral colors, but isn't that nice (e.g. the cabinets are kind of rickety and the DW/fridge don't really fit all that well into the space made for them, the floors aren't missing pieces, but also are a bit uneven in places).  

Just for clarification, by appliances I'm talking about fridge and stove rather than microwave and toaster.

I haven't seen any scratching & we did move a stove & fridge across the flooring.
