@Jacob Wathen, I'm glad you have more foresight than your parents, but I can't imagine how frustrating that must be

What started many would have said it made no sense, and now all say "oh, I wish I could find those", lol, there all over the place, I have zero shortage of them, it just takes some wisdom, foresight and a touch of patience. 

I just wish I would have had more foresight in the possible price increase.

So RW has a ridiculous marketing syndication leagues beyond literally anyone else, not because of any particular greatness today but really smart foresight in getting locked marketing contracts. 

Be glad you had the foresight to get flood insurance or all those expenses would have come out of your pocket.

We have always pushed for >12% CoC & quickly abandoned the exhausting, mind numbing idiosyncrasies of just being residential Landlords, except for maybe 8 properties our kids still hold, for their experience.There are so many ways & niches to accumulate significant REI wealth & having the foresight to tax defer the loading/then implementing of 401(k)-solo's is an excellent beginning.

I guess my point is, knowing the right people in the right places with the right foresight and connections makes a recession less turbulent and more profitable.

Congratulations on having the foresight to be thinking about your financial future at such a young age.The first course of action I would recommend is to find a mentor.
