Depending on your local market it may not be doable..BP has a lot of resources in your fingerprint for OOS investors @David Greene also wrote a good book about it that I read..Factors to consider are population and job growth, ease of travel from your location, landlord/tenant laws typically red states laws are more to landlord favors and so on..
