I have zero interest in ever owning exotic sports cars, but I have found ways to implement this idea on a smaller scale.  

So far my reply has not been that we push computer buttons for 10 minutes each day, in order to make a bazillion dollars a day while enjoying umbrella drinks on exotic beaches.

It is VERY exotic in theory, though.

There's absolutely nothing wrong with using a HELOC or whatever type of exotic loan you can think of if the DEAL is so GOOD that it justifies the actions you take to attain the property.

i think if you have an interesting niche or more exotic type of property, id look into selling them to rich europeans or rich south american investment groups. every now and then, i hear about them purchasing things like a small 34 unit motel on the florida beach for something ridiculous like 3.6 millionother than that, my only strategy would be to pick a solid realtor and just wait for the best offer

I agree that inventory is tight, interest rates are low, less exposure to subprime and exotic loans, etc. 

Tile, tile, and more tileBasic tiles, exotic tiles, you name it.

If you find properties at a good enough price that they cash flow well, you don't need exotic financing to solve your problem.Good luck.

My understanding is you should be OK, same could happen if previous seller orders $10000 of exotic wood flooring from a local supplier and have it delivered, then not pay, the supplier files a lien, you have title insurance.Wouldn't hurt to have something written up by the seller so he assumes the liability of this if any, and/or obtain a hold harmless from the tenant.However the liability of that one incident does not go away.
