ALTA rulings.Always like to read the posts by slicksters on BP, how to slip by, just break little laws or twist the unethical side like deceiving an owner into making them think they are actually buying the property when they really don't have the ability or intent to buy.Not having the intent or ability to perform under a contract you enter into falls under common law, basic contract law, what you have is a voidable contract, the seller can can the deal, especially if financing is involved. 

If you find one, watch out, they will be in violation of ALTA requirements, why do, or try to do a double closing, most are assigning contracts and stepping out of the way before closing?

You do two loans, you're still a lender, you're a creditor with one or two notes.You do three loans , you passed ALTA exceptions, you're a lender/creditor.

That way if you do follow through, you will get money back at closing (or better yet applied against the purchase price on the ALTA statement).  

I sometimes have to fight to get prorated rents and security deposits on the Alta, but I’ve never had it removed once added.
