So from my newbie perspective a 75% all in of ARV appears realistic but I need to get some experts on my team to run the numbers and get things moving.For capital I could use 90-100k of my own cash, so who should I contact first to begin building this whole BRRRR team?

That perspective will help me focus on developing and reviewing statements tailored to the scale of my property.

Successful people buy quality property in good locations, have a long-term perspective, adequate reserves, realistic expectations, and a great team to manage the property.

Many have their own opinions/perspective of loopnet for deal flow, but at a minimum you can see who the active brokers are in a particular area.

Curious to hear the good, the bad and the ugly from multiple perspectives. 

For perspective, last April I closed on a new construction loan (build to rent) with a turnkey company there (Rent to Retirement).

@Bob Malecki @Paul Chapey I really appreciate Bob's insights into AHP as I know very little about them.From what I can see, I understand and respect Bob's perspectives and decisions for his business.We're having a different perspective and experience and have made different decisions for our business.

I work a lot with investors outside of the US from a tax perspective but from a mortgage perspective, as mentioned above hard money or DSCR is probably your best bet.
