There will always be posters who come out of the woodwork who claim to be able to beat terms or meet borrowing expectations.

I have warned countless people that the "new", "Cheapest", and "shaking up the insurance market" carriers typically come into the market under priced, have a wave of claims, then they either jack up premiums to survive or fire their staff to keep heads above water.

I'm not claiming that's the case, I've just heard the rumors and think it would make sense IF that was the case. 

I ignore the gurus claiming the CMBS is about to explode again and all these commercial deals will flood the market, that's not how it works in our current reality, banks are not stupid, nor are the owners; the banks will work with owners that have those loans and modify them to stabalize the asset. 

I had a project last year that a sub hit a conduit that was marked out and the utility made a claim many months later.

I heard but don't know the veracity of this claim, However FLA suffers from a lot of fraudulent claims there by also causing rates to be higher.. 

Nothing points to this better than claiming the property cash flows $1,000/m relying on rent collection and debt service/taxes/insurance while responding to my question about other operating expenses/reserves with:  "repairs will come and we will fix, but that's why we do our due diligence before we buy so we aren't walking into major repairs".  

However, any depreciation claimed during the investment period must be recaptured and taxed.

After 10 months I cannot claim to be much of an expert on syndication but here’s what I did.
