Your best source of business will be from agents....set up some presentations with brokerages, bring lunch, breakfast, etc. for the agents.  

It is a little tongue in cheek but I like it:"If you are cooking eggs and bacon, the hen is interested but the pig is committed" The point the book was making and I believe you are making is the same-you have to be the pig in business if you want to succeed (maybe just not to the point of having to sacrifice you life for it).

I make more coffee and breakfast and sit outside and read at least 10 pages of water ever book I currently reading.After that, I begin to answer email while making any calls I need to make.I then work on my blog or explore BP and answer any forum questions I can.Pick up a little around the house and play with the dog and then I am off to work for the day. 

Living in DFW prior myself I can tell you those taxes are gonna eat your cash flow for breakfast.

food all free was off the charts good.people have all sorts of amenities who work there you would never have to buy food  at least during the week breakfast lunch dinner snacks.. its also like a nice resort and spa... what a place.

For example, I just put a 5 unit complex under contract that brings in $850 in rent per unit, my renter base is strong and reliable, I can count on the University, Military Base, and Oil works to bring home the bacon (Always willing to assign it).

The Friday breakfast is a popular one but there are others as well.   

The topics, the professionalism and the knowledge you gain from REIA is absolutely priceless.We meet 3 times monthly including a round table 1 on 1 for dinner at Bigboy and Breakfast at Uncle John. 

Make sure everything is working properly, have a little coffee maker and leave some water, champagne (2 night or longer stays), breakfast pastries, or something similar for your neighborhood.
