I would say for most people, the 1st position heloc is no a good bet, especially if you have a 1st mortgage rate of less than 5%.Using this strategy with a 2nd position heloc can be just as powerful, so you can have your cake and eat it too!

I bet, when you started investing,  this day seemed so far off it was silly.

That's short term and long-term, it just does not add up.I am expecting some form of disruption in the industry, but things are so tight in RE it won't happen anytime soon or it'll happen sooner because of how tight it is.  

Real estate for the last four years was betting on red or black but the ball was fixed to win as it was nearly impossible to lose.

Bacon is more yummy than a Christmas tree, but I bet I'm going to have a whole lot less regulation growing Christmas trees... however, before we even get to that, it's necessary to know that the inquiry is even about bacon v Christmas trees, rather than Bacon v grapes. 

This is a long term problem not likely to be resolved anytime soon.

(I know a lot of investors who are doing this, but I've been surprised to find out that it's a new concept that others haven't considered.)The more units, the better in this scenario because you can hedge your bets with more units.

Anytime you do $100K worth of work, you find surprises, so the real number is probably even higher. 

To confirm my recommendation ask him for references at his current developments, I bet he won’t give you names and will make up an excuse!
