The contractor seized doing the work and I believe has placed a mechanics lien on the property.

Tried to cancel contracts but they say we have to pay a cancellation fee because our contracts auto renewed (surprise, I never signed anything). 

I’m doing some research on tax sale in GA, a newbie  question if there is a municipal lien or mechanic lien or other personal liens,  will that be wiped out after foreclosure of redemption ?  

If I know the tenants account number is it possible to setup auto withdrawal from my bank. 

Don't worry about losing.That is likely not the only reason you are losing.We use this language for our clients, "Buyers agree to limit inspection repair requests to major structural, mechanical, plumbing, environmental, and safety issues."

You would be putting too much risk on a new area that may or may not work.A 4-unit property has 4 furnaces so you could have 4x the cap ex as a single-family on mechanicals.

@Cody M.I would add a Phase I Environmental Site Assessment as a contingency to any offers on properties more susceptible to environmental issues (dry cleaners, gas stations, auto repair garages, etc.)
