The Assessments levied by the Association shall be used exclusively for payment of Common Expenses including, without limitation (i) the upkeep, maintenance and improvement of the Common Areas and other maintenance obligations set forth in Sections 10.1 and 10.3 below; (ii) maintenance, repair, replacement, and operation of rights-of-way and easements within or immediately adjacent to the Project (e.g. landscaping and sidewalks within the right-of-way of adjoining streets) to the extent that such actions are required by government entities or deemed appropriate by the Board, (iii) promoting the recreation, health, safety and welfare of the Owners and other lawful occupants of Lots within the Property, (iv) payment of property taxes for the Common Area; (v) insurance premiums; (vi) legal and accounting fees; (vii) management fees; (viii) charges for utilities and other services provided to the Common Area by the Association, if any, and for all utility charges paid or incurred by the City and reimbursed by the Association for street lights in the Common Area; (ix) costs to maintain the entrance features, including any electricity, landscaping and irrigation expenses associated therewith; (x) the performance and exercise by the Association of its rights, duties and obligations under the Project Documents, and (xi) maintaining any Stormwater Control Facilities located on portions of Common Areas to the standard required by the governmental entity or agency having jurisdiction over such areas.

Talk to adjacent counties or at the least expensive neighborhoods in the OC (Stanton, Santa Ana etc.) and see if they have contractor recommendations.

I mean I went there on a golf trip and had no thought in mind of buying anything but of course being in RE i had to go look at some new builds saw the price saw the currency delta and bought one when I was there right on the Okanagan golf course right above the airport.

There are 2 buildings, the first in Fort Wayne, near airport houses 1 tenant ZF, a german auto-parts supplier, been in the space x 22 yrs and only has 2-3 years left on lease but space is custom for them and they have long contracts from automakers for parts for legislatively mandated discontinued car parts, when car models get shut down, the manufacturers have to continue to supply parts for 10-15 years by law, and ZF gets many of these contracts, also all work force very established there so company less likely to move, but even if they do, Heritage could carve up the 1, 100k space into 4 smaller spaces and then get 50% more rent.

Stunning nature with the Pacific ocean and gigantic Santa Monica Mountain Range out the door with year round near perfect weather.Close to everything from Malibu to Calabassas, Ojai, Santa Barbara etc and within the same 45 min to 1 hour distance ( traffic depending) to 3 commercial airports, namely LAX, BUR, SBA.The university, USCCI is the only one of its kind growing in leaps and bounds while general enrollment numbers are in decline everywhere else along the CA coast.
