Now, I'm no expert, but based on recent experiences with offer submissions, I feel that 1 month is way too long to receive a response.

Hi Guys,OK so finally getting some momentum with my weekly Direct Mailing campaigns and got a reply from a company earlier this week which said:"Please provide written proposal for review by Attorney and Probate Court:"Can anyone throw some light on this statement, in particular - what they require to be included and how it might need to be laid out for submission etc?

I know a few that give you 100% of the commission, but charge $x per month, $x per transaction, $x for paperwork submission, etc.

There is actually no way to put in an "erroneous" bid dollar wise as the system would not allow the submission

and contractors for rental rehabs RARELY will work on the come.. so in essence you have to pay them then get back filled.also if you dont use the HML for rehab you dont have to go through all their submission process's and pay for inspections etc etc.. not to mention the savings on points and interest for the rehab funds.. 

What is the average turn-around time between draw submission and actual payment?

Speak to your agent and make sure they're apprised of the system and submission as they're very technical and can get a little complicated. 

For new construction single family (where original house needs to be torn down) how fast can I expect Architect to have over sealed plans for building Dept submission?

I create those kind of submissions for my big bank loans though.. but most folks wont have a balance sheet or a P and L as they are starting out.. 

One hour late on a submission and you void your 1031.
