Foreclosed REO property - How do you buy them

I want to buy REO's and resell to an investor. I'm also working with a real estate agent. This is in the Boston area for real estate

1. Can I get the REO under agreement without a LLC or Land Trust to then resell to another investor?

YES or NO

2. What are the best methods to buy and close on a REO from the bank to resell to another investors?

3. What are some key points, important things, and ins and outs I should know to make a REO a successful deal?
