Even if you're aiming for appreciation and want to hold more than five years, you'll still be gambling a little bit basing your purchase on Micron.

I'm trying to figure out the sweet spot between utilizing the space to expand my client base, while also not sounding too, spam/sales-y.

I figured it would be a gamble but with the seller still receiving monthly cash flow, I think that maybe it would be intriguing.  

Most of them are spam. 

I do prefer it over having a VA do it since most VA's come up as spam, and to get the ones that are really good at it are costly.Would love any recommendations you have of who you know that has experience with mailers.

I also learned of landlords (at least in one case) that are getting HARMED by high volumes of text spams and calls from investors.  

Oddly enough, I am interested in somebody to at least answer our inbound calls since we get so much spam calls.
