Bay Area is world class real estate you have to look at Bejing Singapore Hong Kong  Honolulu  Paris London Zurich for comps not the US>  and same with Beverly hills areas of prime so cal..

@John Warren  also John in Singapore 80% or so of all living units are owned by the government.. the residences buy time  IE 50 year right to live there that type of thing.. that's why that little island is so dog gone rich. and even that that small apartments are 500 to 1 mil  Singapore dollars.. its a cool place though I love going there.  

i eliminated Hawaii ('best quality of life') in favor of coastal Socal only cuz the cost of living (including land/housing) is so high compared to the local salaries to the point the economy is shifting in favor of densely crowded rental neighborhoods as opposed to the sprawling upscale suburban acreage i require. same is the case with Singapore; despite the booming economy and quality of life, the house lots are down right tiny and the process of getting permission to buy/import a vehicle, daunting! 

Being that you are living in Hong Kong, you could get some ideas from Jim Rogers who moved to Singapore in preparation for the next downturn in the World Economies.

For example, I once snagged a pair of first class seats on Singapore air for a long-haul flight for 90,000 points each... paying with money that would have cost me something like $8000-9000 per seat.
