@Pepper Smith, With those TIC allocations laid out and your accountant accounting for them appropriately there should be no reason why Unit 1 could not be an income producing asset of the IRA, an income producing asset purchased by you through a 1031 exchange.

Most of our MF (I am talking about small 2-4 unit MF) is peppered throughout the valley in pockets that aren't necessarily the most desireable of areas to drive through, and don't provide alot of great curb appeal.Plus, the few opportunities that would appeal have HOAs that make the numbers tank.
