I don't think anything anyone offers is "evidence" in court because you would be backing up your claims with documentation such as the lease, or quotes for work or material prices.

If you're going to hire an attorney might as well just start with their lease and not have them review someone else's document.

Here in NY if I wrote a cash for keys agreement, it would have to be filed in specific legal places with certain documents and notarized. 

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

That's why we encourage all clients to review their policy documents and send them a Monthly Inventory Report.

Now when your agent actually does the release then they send it to the listing agent and its is the listing agents responsibility to forward that doc to the sellers we do this all the time via docu sign or hello sign or whatever on line document system the local MLS uses.. somehow you seem to have this backwards..

If in the rare chance they do allow short term rentals in the HOA rules/regulations and association documents, don't be surprised if they change that ruling after you buy. 

Others might be fine with taking risk, but least by doing this a person can get an idea of what might go wrong.e) Legal document analysis: it will usually take a few days to go through the legal document properly, as almost inevitably there are tons of gotchas that either have to be explained, or mitigated with a side letter.That is the very short summary of what I do.
