Consider accepting the tenants if they pass your screen, deny the dog, require a certified clean bedbug report for their current home and belongings and a separate bedbug deposit to cover future treatment if needed.

I do think you can normally get funding in that time frame and it doesn't have to be actual cash for balance but I do think the deposit has to be cash, debit, certified check etc.

Make sure to confirmwith the title agent if you need to bring certified funds or wire the funds beforehand and how far in advance the funds must be wired.
