Through the CRE you can engage a buyers broker to find properties that meet the criteria suggested by the CRE.I know my advice is unconventional in today's instantaneous knowledge, instant satisfaction, guru worship environment.  

Easy to rent area, close proximity to a variety of activities (shopping, the highway, places of worship, entertainment), price was in my budget and only needed cosmetic fixes as the furnace and central AC were all fairly new.

talk to all the congragations/worship groups in the town that are smaller than this church and see if they are looking to upgrade their building. post advertisements for it at all the seminaries in the state looking for someone wanting to start their own congregation. maybe work out a deal where rent is based on congregation size that allows them to start out at low rent.

I plan on purchasing mf in the downtowns of the cities surrounding Houston, mainly those with a more “Americana” type of feel( white picket fences, 4th of July block parties, neighbors worship together, founding families are still around and they let you know it, high walkability score, families are out on the street with neighbors, doors are unlocked.....)It is tough to comp certain property because they might be the only type (or one of the only two) AND some of these towns do not allow any more MF to go up, so the MF owners set the market.

Any good advise is better than no advise stick with me, worship the ground i walk on and you will be drowning in money in no time
