If you ever need help running numbers, I built a financial model (example on my website) that I help investors all the time look at deals so just PM if you come across anything.

Cost of the website was $65,000.  

To sum it all up... don't be too picky, but do due diligence and if your target areas are not working out expand.

I would like to keep expanding, but market conditions are tough for buy and hold LTRs.
