Red Rock Development spent $50 million building the 600,000sqft warehouse (that Amazon now occupies) without a tenant lined up based off the projected growth. 

The plan was to buy a warehouse, lay down turf and hard courts and lease the space to local schools and leagues and host tournaments.

We took the highest month of "normal" winter usage we had records on -- people in the house, heat running at a reasonable temperature, washer/dryer running, etc.

I own a 4000 square-foot warehouse that has about 1/3 of an acre lot fenced in.

If the temperature goes below freezing point, pipes might burst. 

I paid a flat $80 or 90 to MN renters warehouse when I first purchased there because the rent was $2,700.
