We have peripheral towns like Joliet, Rockford, Elgin, etc that are larger than a lot of the other Midwest towns people think are hot spots.

I do not trust the market here and think now might not be the time to buy here while prices are so crazy.I saw that a lot of people mentioned taking the $50k and putting it as 2 down payments, or refinancing etc but my issue is I can not get a conventional mortgage, and the hard money i can get is @ a rate of 10%I was thinking that maybe Gainesville might be a good area, close to the uni, or other uni towns people might recommend, however not sure there will be much capital appreciation, even thought the monthly returns seem to be between 8 - 10%Thoughts???

How Binghamton (and other towns like it) mishandled the situation out of desperation in NY, where taxes aren't really regulated from what I've learned, is the city/county councils or the townspeople (not sure which or if it's a combination) decided to raise taxes through the roof to try and stop the bleeding.Just for grins - well, I shouldn't say grin, as it's really sad - but for edification purposes - take a look at what you can buy in Binghamton for the money.

Your family thinks it wastes time away from them ,the tenants think your evil and a greedy oppressor ,The city thinks your a profiteer trying to get bilk money from the townspeople.. my advice is don’t make it personal your just going to be let down when the tenant leaves you With no rent ,a dead hooker stuffed in the closet and  cat urine soaked carpeting
