There are specific strategies you should employ before getting going with multiple properties, but you're pretty far down the road and I'm not sure you will want to or be able to put the toothpaste back in the tube per se.  

Having 6 kids, our drains will start to stink when the kids are spitting toothpaste down them and then not running the water enough to rinse it out.

toothpaste spit all over the bathroom faucets, and some sort of substance -- guessing food smeared all over the bathroom counter.

I wouldnt ask his advice on what toothpaste to buy, let alone property.

@Stephan Haas most of the time you cant recover things out of toilets without breaking themi once had to take out toilet to get out tube of toothpaste

Also have it in the lease what items they are required to get on there own (example: Tooth paste, Toilet Paper, Paper Towels, Laundry Detergent, Light Bulbs etc.).4.

We provide a starter set of amenities (laundry & dishwasher detergent, trash bags, paper products, bathroom soaps/toothpaste/sunscreen) type stuff. 

Stuff smeared on the walls, hanging from the ceiling, animal bones on the floor, cigarette butts in the sliders of the exterior room windows, kids wrote in toothpaste all over bedroom walls and let it dry, bathroom plumbing all clogged up with all kinds of stuff.
