A friend recommended setting up a table and chairs, a few fake plants, nice tablecloth, to make the place look inviting enough to have people fill out the application on the spot.

Or if you were the owner who spent hundreds of thousands of dollars on professional decorations, table clothes, silverware, real estate rent, taxes, insurance, etc. and some $5 subway folks come in and take up space that other customers would otherwise occupy so they can schmooze/network with clients to attempt to make themselves rich? 

However, with that said, I have seen properties in Big Bear that were "cleaned" and making the management company large returns, plus cleaning fees that had floors sticky with beer, missing fire extinguishers, missing table clothes, etc and trash on the doorstep in the form of broken kitchen chairs.

Our little town has 5K inhabitants yet has 5 "white table cloth" restaurants, including one which made the "top 10 desserts" list in Bon Appetit magazine this year.We have an 8 screen movie theatre, although a lot of movies that I want to see I have to drive to Austin, or wait for Netflix.

Periodically they receive a small gift... usually something for the home, a door mat, potted plant, tablecloth, stepping stones, etc.

If you go to a white table cloth restaurant, the food and service is higher quality and the cost is higher than most restaurants.

In your posts you come across as a kind of go to the 7-11 and get a Big Gulp and burrito for lunch kind of guy (nothing wrong with that, most everyone likes soda and burritos) vs table cloths and 3 forks.I remember you once said you learned this business from your Grandfather.Did he pass his properties to you?
