Real estate agents are not investment professionals.

These contractors often cost a bit more, but they tend to be more professional across the board because they a) have a bigger carrot at end and b) have better financial management skills.

So I have recently come into the fork in the road where I am trying to dial in my career to align with my personal and professional goals for the future.

If you pursue a degree, select one that provides the skills that allow you to earn a revenue stream once you leave your W2. 

Professionals find good deals, operates them professionally hopefully providing a profit without you have to deaL with the issues that face a landlord every day.

Acquire knowledge and skills or find the talent. 

Even if your friend gives you a sweet deal on managing your property, it will cost you 10x if he doesn't have the experience or skills.
