Last year was the first and only year we had a negative cash flow, and that is driven by the anti-landlord west coast sentiment.

great sentiment, especially now, after the hype train of the covid, its interesting to see who is sticking around, keeping their heads down and putting in the work.

Markets are ripping, sentiment is high, wage growth is outpacing inflation, small businesses are investing capital for growth, I am raising a fund for our next multifamily property. 2025 is going to be fire.

gotta echo the sentiment for spending some time on the ground even if a small amount on the front end. 

@Allen Masry to echo everyone’s sentiments here, be patient, educate yourself because as quick as that money comes, it could go away just as quick if you make hasty decisions, especially on people giving advice on Internet forums like these.That being said, settlements take much longer to come in than you might think.

I understand the sentiment behind this advice.

Don't start throwing ideas at them like seller financing or numbers etc until you have an idea of if they actually intend to sell and what their needs are around the sale.This is very practical advice and I agree with the sentiment about not going into a conversation presuming anything about where their headspace is at.
