I have done business with Dominion for their 30 year DSCR product. 

Then track the date a maintenance issue was reported, description of the problem, who it was assigned to, when it's estimated to be completed, when it was completed, date/amount paid, etc.It doesn't have to be fancy.

.: Hey Andre,There are multiple HELOC products out there which can close fast (within a week) & are not based on Tax Returns etc. and will still take income as long as your friends income is getting deposited into the Bank account.
