Based on your description, it sounds like you would violate the self-dealing rule and could put your SDIRA at risk. 

AI is definitely making a big impact on real estate marketing, especially for automating things like listing descriptions, email sequences, and ad copy.

Hey There @Brennen Clouse - I know a couple people who might fit that description here in Chicago (try connecting with @Julio Aguirre or @Zach Shepard).A better place to meet some people who are doing some deals is at some of the local meetups. 

It either has to be indicated by the agent on a listing description (rare) or you have to do it the old fashion way which is to call and ask directly.

I use an excel sheet I created that includes the date, REPS category, property, description of activity/activities, the people / tools of the activity and the hours spent on the activity.

If anybody has any properties that fit my description please send them my way.

The exit strategy is to sell each townhome individually, since each will have it's own legal description.
