I found that on top of the repair work listed, the roof was poorly constructed, the kitchen is missing, there are no bathroom fixtures, the paint on the outside of the home (painted 2yrs ago) is peeling, the pluming is incomplete, the back porch is missing and the front porch needs some repairs as well.

That's great information, So do your saying that until i get a composite list of Roof repair,Electric,Pluming,siding,etc cost to just use an company that will give u a free estimate.

To get the Duplex ready for tenants i would need:One Furncace ~1200Two AC compressors ~3000Carpet and Paint ~5000Some Pluming ~750Couple of windows ~600Total =~ $11500Can wait:Roof and Siding (no leaks but hail damage) ~$10000Update:I submitted my offer today...Lets see what they come back with.

There is a lot to learn, you have to avoid prairie soil, you'll want to stay away from the Coliseum  Plume  (an area that experienced soil contamination) as well as sections of town that have a lot of violence but look like cheap deals (so many out of state investors get really burned).

If the basement was plumed for a toilet or shower there would be a 4" line vertical in the floor with a cap on it.
