I love the idea and I would like to analyze deals using a variety of strategies and model each strategy out, however I am struggling when it comes to the rubber meeting the road for analyzing the deals.For example, I would like to analyze deals in a single spreadsheet for various strategies such as seller financing, subto, traditional lender, external investor, etc. etc.

Traditional lenders won’t approve it, and hard money lenders who offer this type of financing all the time look for experience, assets, or strong equity in the deal.Partnering with someone who has financing or experience is realistic approach when starting.

Personally if you are looking to grow in real estate going the traditional method/way of getting good properties under agreement with traditional financing will get you to where you want to go faster than trying to find all the needles in a haystack.
