I used to give a $$$ credit each year for grass seed, mulch, perennials, should tenant want to use it, covering materials only, not labor, but found most didn't do it, anyway.

Usually, my "landscaping" work is basically to of course cut the lawn including edging and trimming as well as using some weed killer on the entire lawn so its not full of weeds and stuff, then usually my "landscaping" is some mulch and some various brightly colored perennials from Home Depot or one of the local garden centers and that's about it, other than one house.
