My hope is they will be removed from the property prior to 2/15 but, I'm worried if paperwork was done incorrectly (I don't believe it was) and I need to start the process over again, I can just fall back on the 30 day notice.

You could offer cash for keys to get her out-NEVER hand over any money until they are out and you have the keys and signed paperwork that they are out of the property.

Some Attorneys will provide you with the written step by step process on eviction and you can file all the paper work yourself ( this will save you some money) or you can have the Attorney do everything.

If It is a wholesale DSCR lender that also does TRID loans, they might require a bit more paperwork, such as a VOM, mortgage statements for properties currently owned, and credit supplements on mortgages on your credit report.

If the client is in CA the community property state laws may help here (not entirely sure) depending on when the property was acquired but it would be a great question for an attorney as Jason mentioned.If they were married and went through a divorce it would be worth looking into how the divorce paperwork stated how that property would be handled.
