The VCCO might not give you information outside of how much the tenant should be getting for rent payments, which is why filing for eviction is a good step. the VCCO will be notified and they may come to you, and you can get some answers that way.Another thing about filing is that the court can enforce a payment plan and a condition of the payment plan could be that you receive your payments directly and that rent is taken out of the tenant's compensation package before the rest of it is given to them.

Let's assume the financials in the package are good for a moment (they probably are not) AND that you either do not or do achieve the broker's pro forma:If you purchase this asset, achieve ONLY the 'current' NOI, grow NOI 2% per year, and exit at a 5% cap at the end of Year 6, you will have a 4.8% unlevered IRR. 

They have nice looking direct booking sites, but I'm more curious about their digital marketing training and crm software included with their package. 

Get a roll away dumpster too- the amount of packaging waste the setup generates is staggering!

What matters more is whether the borrower in question has the (i) time, (ii) contacts, (iii) experience, and (iv) ability to effectively communicate & package their loan request to banks & credit unions in a way that is compelling to those lenders. 

He wanted it all sold as a single package with no owner financing.
