With the increased competition, it’s crucial to prepare your property to stand out and work to address obvious buyer objections prior to going on market.

I have observed building owners in lower tier Fishtown locations and developing areas of Kensington, Brewerytown etc. pivot to the HCV program to meet lease up objectives and avoid defaulting on their loans.

If I invested in FL, CA, AZ, NV, I'd probably have a different opinion, but warmer climate still doesn't mitigate the liability and maninenace objections.

I was soooo obsessed with the gator method and basically for me it was the shiny object syndrome I guess, I went from so obsessed to just completely lost interest in it.

To newer investors, they may rely on their agents to act as the Chief Investment Officer, effectively thinking the agent will bring them only perfect deals that meet their investment objectives.  

This is really an object of my hindrance to achieving my end.

To me that is requires major compliments, and the review I posted is not appropriate.They really are going above and beyond in this circumstance and its not fair to them to keep this post online just because I wasn't able to reach them and discuss this over the weekend right after new years.PLEASE reconsider taking the post down.

I would keep the carpet neutral but something easily washable cleanable.As others have said, I'd add other decorative objects like artwork.
