I usually get a response such as, "We do our own negotiating" or "I will pass your offer on to the seller" and never hear back, etc.It's hard to forge good relationships with agents even when you're presenting an offer because of the amount of mistrust they have with investors.

I have always followed the business practice of not doing business with anyone I cannot trust.I was also taught to believe that " The cost of mistrust is much more than the cost of trust"1+1=2therefore, "Trust until you cannot, then do not do business with that person(company)" .
