X mas cards go along way.

I live in a fancy neighborhood & receive tons of junk mail from realtors.  99% go into the recycle bin, since I'm not interested, but I do open and examine the handwritten ones that appear to be cards ( like a B-day or X-mas type card).

@Holly Nielsen, what we don't know is: how much is $350/m as a proportion of your outlay into it?

I guess the word is scaling up..I will do commercial loans until the banks tell me i cant do no mas..Mixed use gotta watch out with insurance, Liability depending whats in the commercial space..but just to get your beak wet you can do 3 to 4 unitsbut if your gut instincts tells you to go higher why not. you only live once..

M Marie M., as an investor and landlord I can say without a doubt you will encounter fake references.

I would think having X-Mas tree farms and pumpkin patches would fall under the same category of Agritourism.

That surprised me cause were talking two weeks before x-mas.

Also @Joshua M., As to @Geoff S. comment about cap rate.
