Hello,I have several years of experience in many areas of REI (STR, LTR, BRRRR/Flips and I've built a kennel from the ground up). 

In a sense there is really no such thing as "accurate replacement cost" without having an architect draw up a set of plans, hand out the plans to three area builders, get price quotes.

This way I can plan accordingly with professionals in my area, build a solid foundation of relationship, and decide which course of action would work best for me in terms of growth.

If you are thinking that 1-2% commission which is typical in brand new homes in my area, builder will reduce the price then you are wrong.

I wound up selling it because of the high HOA fees with a badly financially managed HOA and the increasing crime in the area (building broken into 3 times).I invest in S.F. and Indianapolis metro area.
