I have found that trying to fix effects is futile and you have to fix the cause to make any meaningful impact.Unless you are running for office, discussing tax reform, whatever ideology you follow, is also intellectual activity that serves very little practical purpose.

Proximity and identification of higher worth asset pockets becomes difficult/volatile to predict.Political environment and societal expectations that can be borderline ideological with regards to the aboveIf the crime does not get under control (see the above thoughts on education, gini, poverty, etc) this will weigh on perceptions and asset values for years to comeOn the upside:Indy is positioned well as a logistics hub which fueled growth, and it has a reasonably diversified economy.There is access to high quality higher education in the area.I will not invest in Indy although I did look at it awhile back.

HOA in theory can remove free rider market failure if well managed, when there are costs and/or needs for management shared by all.HOA kind of philosophically touches on the oft debated (and oft oversimplified) ideological debate between centralization or decentralization of authorityMy thesis would be: I suspect that HOA developments have higher property values in general, however when controlled for development budget on a per home basis, I would wonder if this actually holds up over time.I have heard anecdotal stories of corruption within HOA bodies, and mismanagement.

I don’t know where to go to find someone trustworthy to go in on it with me  I don't believe in Dave Ramsey from a long term perspective, but when saving up for your first deal I would point to his ideologies.
