I would need some proof of funds, not a statement of $12,000 in the bank today that might have been a loan from a friend for this purpose, but a bank letter saying how much average balance over last 3 months to reflect this isn't a sudden deposit.Since she said "going back to school" and she is in her mid 30s I assume she has an employment history, so tax returns and prior employment is to verify her ability to earn, unless she's been a house wife and never worked and now is divorced and living on alimony so that would be "other income".Escrow may be an answer.I am asking 3 months to move in anyways (first, last, security) so it's higher up front cost to move in.

As an agent (and investor/wholesaler), I think "investor friendly" agent means an agent that can walk through a house and put together a realistic rehab budget, determine ARV accurately and knows how to negotiate with bank AMs to successfully close transactions.Most investors seem to think that it means you'll do all of the above for less money than the bored housewife that just got her license and doesn't know anything.

Part of my issue is that right now I'm a housewife that works part time -- and it's a dilemma -- should I go an earn more income, or should I focus more on what I'm doing -- caring for home and family?  

In that case, I might consider hiring & training a local housewife or older college student in the basics of the business and pay them to take the calls AND schedule appointments.
