Gain a mastery level comprehension on this, and then how to convey to a tenant the options at hand to hold one accountable, what I like to call "financial herpes" because once a judgement is achieved, it will follow forever until paid. 

I let them know, there in the driver seat, I am just doing as they decide, it can be financial herpes with an interest rate, following them forever until paid in full, no bankruptcy to remove it, OR we can just be decent people to limit the damage and work things out together.

The issue was they thought they could get away scot-free, zero recourse, and when found out that wasn't true, and once we had a judgment it would be "financial herpes" and follow them forever, like magic everything changed. 

I think her p/t job went to f/t and her portion changed to paying 75% of her rent. 

Basically thinking in the future if it's possible since parents already own the home and land, if we could tear down their old house and build two nice units with above average finishes (let's say ideally a duplex up and duplex down, both being 3bed/2bath OR doing a 3bed/2bath duplex down and then just a 2bed/1-2bath simplex on top).

Posting another “herp derp look at those stupid young wholesalers over there that have it all wrong let’s laugh at them” type of thread helps nobody and adds to the problem.There are plenty of wannabe lenders, realtors, and other real estate investors who have unrealistic expectations that you can make condescending corny threads about.

I'd rather have an espresso machine vs a herpes bath.  

Because once you get a judgement, it's financial herpes, that's never going away, period.
