All these areas have started gentrification path and have a lot of room to continue growing. 

I have seen many HMLs grow their business this way and it's how I am growing mine.The reason paid ads don't work for most people is because they don't have a system in place to manage the leads and they don't follow up enough.The leads are different than organic or referrals, but they are viable deals.

Now I’m looking into the Detroit and Ohio areas (Toledo, Cincinnati, Cleveland, Columbus) since they seem to have growing populations and affordable properties under $200k as well.  

One place that will soon become a rental market heaven is an area around Johnstown/ New Albany where a huge Intel plant is under construction with plans for thousands of employees, not to mention the contractors there now. 

The 10 acres are about 90% planted pine (the previous owner planted it).
