You know just as well as I do that the entry level SFH turn key model is nothing but a money grab for the turn key providers and PM's who ultimately manage the properties for them.

The person calling you is on a money grab. you do not need a wyoming trust. 

I would not buy a larger property right now unless you are doing it to try grab a nice equity bump in two or three years once the occupancy rates for that product return to precovid numbers.
