I see you’re in CO I actually spent 2 years between Fort Collins and Denver area and was looking at FOCO and Boulder market but they don’t seemed too cash flow well. 

I have found a few off market triplexes that were significantly cheaper than the foco market.

I've also looked into Greeley and Evans just a little bit but through Conversation it sounds like Greeley is going to be much more urbanized in the next 5-10 years, calling it the "new FoCo."

If you don't know FOCO it has an extremely desirable trendy downtown district and then a lot of suburban communities surrounding.

The fact that you're not making it profitable is not surprising especially if you're trying to follow the laws that FoCo has in place for unrelated tenants.
