[Calc Review] Land is expensive and rent is low. How do I invest?

Full disclosure: I am a newbie to real estate investment.

I am living in Fort Collins Colorado. I have recently been doing research on owning a rental property in this area. The issue is, land is expensive, and rent is low relative to the cost of the land. I have run calculators on many other options out here but I am having no luck making them profitable. Am I missing something? Generally, rent is $500-600 per room per month. A duplex or home near Colorado State University is ideal.

This particular duplex is a two unit. Each unit includes two beds and one bath, and a single car garage. Tenants pay all utilities.

After running calculations on many different properties, I have concluded that I should start investing in a place with cheaper land.
