Talk them into leaving voluntarily  (i.e. community pressure to leave, explaining what an eviction case will do to their ability to find future housing)

They literally went through each operating agreement and prepared an email listing out each member of each LLC and clarifying they each had to guarantee the loan despite the fact none of those entities were even being used for the purchase (which was previously explained to Dominion Financial). 

.: Can anyone explain how the downpayment works using the brrrr strategy.Like if I buy a house in cash and rehab and refinance it I would need to put a down payment on the house when I refinance or no?

@Terra Padgett, please explain why you needed the LLC for Solo 401k. 

If you’re doing a big renovation or looking to sell proforma numbers to the bank then do a couple of iterations on the calculator like “as-is”, “12 month pro-forma”, and/or “after stabilization” and explain the business plan in the email. 

I called support explaining the situation, and they said they'd get back to me in 5 - 8 business days as per their standard policy.

You never want to put the house address on the keys because someone could loose it and if found by a stranger, well I don't even need to explain that.

When I asked why I was paying for a service fee during a period where I never turned on service, the customer service person explained that even if I didn't have service turned on, and there was no usage, there is a monthly fee for the line that runs from the street to my house so that when I reconnect, they don't have to rip up the ground and put in a new line.To me this sounded ridiculous and the power and gas companies are not charging any such fees. 

It's way more flexible than other other tools, cause you can explain in plaintext what's your strategy, and it will fill in pretty accurate estimates.
