Looking back, sure, after the fact looking back on a 2010 buy one can say how "easy" it was and how it rapidly became a "cash-cow" but at the moment in time of the buy, no, it was NOT prevalent or known what they'd be the next year, 5, 10 etc..

In your situation I would keep this cash cow and figure out the best way to pull out a little of the equity to buy the next deal.

Who knows, but what I do know is that they will be cash flow cows when I decide to exit so that helps mitigate that risk.
