Someone has to initiate it.Perhaps a definition of what a Conservator is will help.Legal Basis: According to the Probate Code, a conservator may be appointed for a person who is unable to provide properly for his or her personal needs for physical health, food, clothing or shelter or for persons substantially unable to manage their financial resources or resist fraud or undue influence.Purpose: To protect and arrange care for the conservatee, to protect their rights and manage their financial resources.There is a "conservatee" that is the beneficiary of the estate, and the County Conservator has the duty to act on their behalf.

I do know the area as I have other rentals there, have run the comps and am doing my numbers conservatory.

Being that the area is very close to downtown and boasts the Garfield Park Conservatory, I have (a little) hope that the area will change for the better.

The area very close to the Garfield Park Conservatory is a gold mine, but I would definitely not lump it in with some of the blocks between Homan and Kedzie, from Lake Street down to the expressway.If you get familiar with the Chicago Boulevard System, you'll know that there are stately homes along them... and that immediate areas near Douglas Park, Marshall Square, Columbus Park, and a few others are not the same as the neighborhoods that surround them. 

I always plan for the worst and run my numbers very conservatory.

I'm bumping this thread because I'm curious what people thoughts are on the area surrounding the Garfield Park Conservatory?

Regarding Columbus, this summer we looked at Columbus for investing in and we liked what we saw in Upper Arlington and a couple of areas just east of the Conservatory.
