I did not start buying investments for another few years as I concentrated on building my sales funnel and getting those two years of tax returns done. 

Back then I was much more inclined to take a more concentrated risk with the somewhat limited capital we had.  

That's mostly because I don't want to be too heavily concentrated in one area, but partially because it's been rough.

Rather than concentrate on the initial cash flow, concentrate your effort on markets that have indicators of strong rent growth.  

While RAD also concentrates on areas of Texas, Idaho, California, and Florida for its growing portfolio of rental properties, according to the January offering circular, Philadelphia has been its primary locus of activity.

Right now there's huge concentration, but as this continues to build out and we see north of the high 30s GW by 10 years from now it'll be almost a requirement to keep some type of locality based risk assessment and to diversify. 

I read Brian Burke’s book and concluded I wanted to go with a syndicator who was vertically integrated in all phases and also geographically concentrated such that they were experts in one  location.

If it would concentrate on rent collection only and do it well, it might be okay.

I only hope they will have a concentrated effort to right the ship, be forthcoming about the blindspots, recovering for you and all the other investors in Fund 4.

I think it has been mentioned to move entire centers of Departments "out" of D.C. to midwestern states to get the concentration of power shifted away and more diverse.
