I am from out of state so wanted less maintenance in the short term while I build my portfolio and grow to the point where I am comfortable hiring a manager!   

So my question is, if you were in my shoes, where would you start if you had $150 cash with good credit?

If anyone has advice for someone in my shoes moving to the Salt Lake County/Utah county area and possibly the city of Logan, It would be much appreciated.

All for a sign as long as the property looks occupied...leave shoes near the front door, have exterior lighting, and at least a RING camera.

While I do maintain a relatively modest percentage of my assets in money market instruments, corporate debt funds, and high dividend stocks, I remain most comfortable with the investments I specialize in and know best.  

Must have tools: you need some type of evaluation metric and/or tool that you are comfortable with and are willing to walk about from a deal if it doesn't meet your requirements.also, a deal is a term for a transaction, not to be confused with a "good deal".

Is it as simple as getting the site designed and engineered for the footprint, cleared and graded (all of which I am comfortable with), and then hiring a GC to build the building?

I have a duplex and single-family at East Stroudsburg that I purchased right before interest rates spiked so I am comfortably at a 3.125% interest rate on the two properties.

I’ve been in similar shoes before, and let me tell you, it’s no picnic.
